Update – NJ Property Relief ProgramsJuly 22, 2026

Below are the updates to the Stay NJ and Anchor Benefit programs per the recent state budget signed by Governor Sherrill.
STAY NJ PROGRAM
Current 2026 Stay NJ Program (using 2024 tax year information) continues to provide the final two installments for the remainder of calendar year 2026, one paid in August and the final in November for those over age 65. Eligible homeowner taxpayers should have received benefit notification in January 2026. Benefit status can be accessed at https://www.nj.gov/treasury/taxation/staynj/index.shtm
The income levels for the 2027 Stay NJ Program (using 2025 tax year information) are as follows:
| INCOME | 2027 MAXIMUM BENEFIT |
| $0-$100,000 | $6,500 |
| $100,001-$150,000 | $5,000 |
| $150,001-$200,000 | $4,000 |
| Over $200,000 | $-0- |
The current budget only approves 50% of the above benefit amounts. The above full calendar year amounts assume no changes pending the next state budget on June 30, 2027. The filing deadline to apply is November 2, 2026, using Form PAS-1.
NJ ANCHOR BENEFITS
For all homeowners the benefit is at the current limits:
| INCOME | BENEFIT AMOUNT |
| $150,000 or less | $1,500 |
| $150,001-$250,000 | $1,000 |
| Over $250,000 | $-0- |
Payments begin starting September 15 on a rolling basis. Any benefit paid reduces the Stay NJ Program benefit.
For homeowners age 65 or over the Anchor application is included with the Form PAS-1 annual filing.
For those homeowners under age 65 the application is filed automatically and will receive an Anchor Benefit Confirmation Letter in August 2026. Eligible individuals whose applications are not auto-filed can file the property tax relief application electronically or download the ANC-1 application. The deadline to apply is November 2, 2026.
SENIOR FREEZE
This program remains intact. As with the NJ Anchor Benefit, any Senior Freeze amount paid reduces the NJ Stay Program Benefit.
